3. What about a Survey?... you probably will need one

> Will I need a survey?

Most likely you will require a survey or surveyors certificate. The reason that you will need a survey, first to satisfy the bank that there are no encroachments on the property and that the home is fully within the lot and meets zoning requirements as far as side yards out buildings etc.

A survey may be in the possession of the current owner and you are within your rights to ask that you be given a copy. This will satisfy the bank if it is a recent one and there has been no significant changes in the meantime.

However if there is no survey available the cost to have one prepared is approximately $800.00. The other option is Title Insurance.
